Lawful Development Certificate for conversion of a house to a small care home for children. Very pleased to have helped a client move forward with plans to provide a desperately needed care home for children in Corby. The case illustrates an important planning principle which is sometimes overlooked. Just because you are changing from one Use Class to another (in this case from a C3 dwelling to C2 residential institution) doesn’t mean you automatically need planning permission. If the change is not “material” then you don’t need permission. We able to show that there would be no noticeable change in how the house would be used and therefore no need to apply for planning permission.
