There is extant planning permission for demolition and replacement of existing building to form 13 flats (1 x 1 bed & 12 x 2 bed) on this site.

We are reviewing the site and seeking to maximise the development value of the current consented scheme.

1.) Optimise the design of the internal configuration to increase number and mix of units (potentially 1 to 2 additional units), this may need external changes to window positions. Can this be undertaken using a S73 to vary condition 1?

2.) We are also considering adding amenity space (balconies). However we are not sure this will be acceptable given the conservation requirements and condition 3 attached to the decision notice.
